A ceiling stain is almost never directly underneath the leak. Water enters at a failure point, travels along decking, rafters, or the top of a ceiling joist, and drops through at the first low point it reaches — which can be a long way from where it started. That's why leaks get 'repaired' repeatedly and keep coming back: the patch went where the stain was, not where the water got in.

We trace it properly. In practice the entry point is usually flashing rather than the field of the roof — around penetrations, chimneys, valleys, and wall transitions. Sometimes it's a small number of lifted or missing shingles after a wind event. Can you find a leak if I can't tell where it's coming from?

That's the normal situation, and it's most of the job. Water travels before it drops, so the stain rarely sits under the entry point. We trace it back from the inside evidence and the roof detailing rather than guessing.

Do I need a repair or a whole new roof?

If the roof is otherwise in decent condition and the failure is localized — flashing, a few shingles, one penetration — repair is the right call and far cheaper. If the shingles are widely brittle, bald, or the roof is at the end of its service life, repeated repairs stop making financial sense. We'll tell you which situation you're in.

How fast can you get out here?

Active leaks get priority, especially with weather coming. Call 972-921-9488 and we'll tell you honestly when we can be there — and tarp it first if that's what's needed to stop the damage.

Will insurance cover it?

Sudden storm and wind damage is often covered; gradual wear and deferred maintenance generally isn't. We'll document what we find with photos so you have what you need if you decide to file. We're not adjusters and we won't tell you a claim is guaranteed.

Do you repair flat and low-slope roofs?

Yes — flat roofs are a specialty. They fail differently from shingle roofs, usually at seams, penetrations, and areas where water ponds instead of draining, and they need to be handled accordingly.

What if the leak turns out not to be the roof?

It happens more often than people expect — wall flashing, window details, siding, and even HVAC condensate lines all produce leaks that look exactly like roof leaks from inside. If that's what we find, we'll tell you plainly instead of selling you a roof repair that won't fix it.
