5 Signs It's Time to Replace Your Roof

A roof rarely fails overnight. It gives you warning signs first — and catching them early can save you thousands in interior damage. Here are the five we tell every homeowner to watch for.

1. Curling or missing shingles. When shingles cup, curl, or blow off after storms, the protective granule layer is failing and water can get underneath.

2. Granules in the gutters. Finding shingle granules building up in your gutters means the surface is wearing out and UV protection is gone.

3. Daylight or stains in the attic. If you can see light through the roof boards, or you spot brown water stains on the ceiling, moisture is already getting in.

4. Age. Most asphalt shingle roofs last 20–25 years. If yours is in that range, it's smart to get a free inspection before problems start.

5. Sagging or soft spots. A dip in the roofline points to trapped moisture and possible decking rot — this one needs attention fast.
